New & Existing Home Fire Protection
A new fire sprinkler system installation can be performed in new and existing homes. There are specific steps involved in each. An outline below will show the basic steps.
1. Obtaining a scaled floor plan drawing of the home.
- Computer aided drawings if available are the best option.
- Contractor must produce scaled drawings. This is a billable service. (Customer must pay up front for this work, $800-$1200 average)
2. A quote is provided and a contract is signed. Deposit provided (25%)
3. Conduct a water flow test.
- If home is on a well, a pre-engineered pump and tank package must be installed (approx $3000).
- If the home is connected to a public water supply, a water flow test must be performed. The customer pays for this service up front.
4. Contractor provides permit ready drawing to the Authority having jurisdiction. A permit is applied for. Permit fees are added to contract.
5. Sprinkler contractor if dealing with a general contractor obtains a building schedule.
6. System is installed and inspections are called for.
7. Final inspection is called for. Payment in full is due at this time.
8. System will carry a one year warranty for workmanship. Damage by weather or others is not covered.
The average new system price is about $7000.00. This of course is for an average size home supplied by an acceptable municipal water supply. Options and home size may increase this price.
The owner should note that an estimate costs the contractor money. As noted above, there are several steps that must be paid for in advance. Shopping for the best deal is always recommended. Remember that you usually get what you pay for. If the price sounds too good, be on your guard.
